REMODELING, RENOVATIONS AND ADDITIONS

You will work with Andy Johnsrud or Kevin Johnson, both having more than 20 years of experience in construction, throughout the process. They will discuss your ideas and assess your current space before providing you with a timeframe and cost estimate for your project.
PHASE I: Due Diligence
- Meet with clients to review priorities, goals, budget and anticipated design schedule
- Collect the plan development fee (amount varies according to size of project)
- Project site analysis – taking field measurements and photos of existing home
- Have the homesite surveyed and perform ordinance/code review (if necessary)
- Produce “as-built” floor plans and relevant elevations of existing conditions
PHASE II: Design & Specifications
- Develop initial concept drawings
- Meet with clients to review concept design
- Produce bid set plans to bid the project from
- Meet with owners to review bid set plans and specifications
- Schedule bid site meetings with appropriate sub-contractors
- Bid project
PHASE III: Design Development & Construction Documents
- Present a cost estimate with full plans and specifications to the client for approval
- Sign contract and collect down payment
- Begin working drawing phase – detailed plans to be used for construction
- Provide a complete proof set of working drawings (Plans, Elevations, Selections, etc.) to the client
- Finalize working drawings to submit for a building permit
- Submit to bank if necessary
PHASE IV: Production Design Work
- Introduce Co-Construct
- Finalize drawings and review specifications to reflect final bid proposal
- Review vendor bid proposals to assure design intent
- Attend pre-construction meeting with owners and production staff
- Consultations and site visits
